Premium vs. Luxury: which package makes sense for a first home?

The ₹180/sq ft jump between our Premium and Luxury tiers buys you very specific upgrades. Here they are, in order of impact.

Every second client we meet asks the same question: is the jump from Premium to Luxury worth it? The answer is almost always yes — but not for the reasons people expect. Here's the honest ranking of what actually changes.

1. Waterproofing (biggest long-term win)

Premium uses Dr. Fixit — solid, well-known, does the job on terraces and bathrooms. Luxury moves to Fosroc BrushBond, which is a genuine step up in adhesion and elasticity. In a city where the monsoon lasts four months, this alone justifies most of the price difference over a 20-year horizon.

2. Block wall thickness (8″ vs 6″)

Luxury moves external walls from a 6″ block to an 8″ block. The internal footprint shrinks marginally, but you gain meaningful thermal mass and sound insulation. Bengaluru's swing between 18°C nights and 34°C afternoons is friendlier inside a thicker wall.

3. Electrical switchgear

Premium ships with Hi-Fi switches — functional but visibly commodity. Luxury moves to Anchor or Lisha, which look and feel like the house is finished, not just handed over.

4. Everything else

Better plumbing (Supreme over Ashirvad), larger underground sump, SS railings — meaningful but not the reason to upgrade. If your budget won't stretch, waterproofing and block wall thickness are the two upgrades to hold on to.
